Tired of getting less than 1% on your CD’S ???? ![]() How does a safe 8% annual return sound??? You may be asking yourself how does this work and why are we willing to pay such a high rate of interest? So here are the details:
Currently banks are limiting investors to a total of 4 investments loans no matter how good these properties are performing and no matter how good the investors credit is. Plain and simple we want to buy more properties and because of the currently unrealistic restrictions on new loans for real estate investors we need private money to do it. BUT IS IT SAFE? ? You will be investing in a 1st Mortgage that is for 75% of the properties currently appraised value. We pay 8% interest only due in 7 years. This note and deed of trust is recorded against the property. In this way your investment is secured with the property as collateral just like when the banks make a loan. Your monthly interest payment is set up on auto pay or can even be set up as a direct deposit. All of our properties are leased for one year terms so the rents are very stable (many are actually paid to us directly from the government). We have a Fico score over 700. If you are interested before the loan is made you will receive:
Professional real estate investors who manage their properties as a business are one of the safest types of mortgages because the income generated by these properties is much more than the cost to maintain the property and pay the mortgages. These investments are made based on a positive cash flow more than for appreciation and for this reason they are much less likely to be go into default. If the properties go up in value this is a bonus, but our primary motivation is to secure retirement income. What if the Borrower does not pay me once I invest? You will have a right to foreclose on the property. This can be accomplished fairly inexpensively then you would own the property free and clear. More importantly, one should be asking themselves why would any investor risk their remaining 25% equity and a positive cash flow by not making the payments??
